These Booking Terms & Conditions ("Terms") govern all reservation requests, bookings, and stays at Maison Murphys. By submitting a reservation request and, if approved, completing a reservation, the Booking Guest acknowledges that they have read, understood, and agree to these Terms, our Cancellation Policy, House Rules, Safety & Property Guide, and Privacy Policy.
Reservation
RESERVATION AGREEMENT
The person making the reservation ("Booking Guest") must be at least 25 years of age and is responsible for ensuring that all members of their party comply with these Terms & Conditions, the House Rules, and all applicable laws throughout the reservation.
RESERVATION REQUESTS & CONFIRMATION
At Maison Murphys, every reservation request is personally reviewed before it is confirmed. This allows us to ensure that our home is the right fit for each stay while maintaining the thoughtful guest experience we strive to provide.
Submitting a reservation request does not guarantee a reservation.
A reservation is confirmed only after:
the reservation request has been approved by Maison Murphys;
all required payments have been successfully received; and
a confirmation email has been issued.
To help us process your reservation request, please ensure that:
Your guest count is accurate.
You have reviewed these Booking Terms & Conditions and our Cancellation Policy.
You understand that Maison Murphys is a smoke-free, pet-free, and non-party property.
We aim to review reservation requests within 24 hours, and often much sooner.
PROPERTY OVERVIEW
Maison Murphys is a privately owned vacation home intended for quiet recreational stays.
Property Details:
Two-bedroom residence
One king bed and two full beds
Maximum occupancy: 6 guests
Ideal for up to 4 adults or families with children 10 years and older
Standard occupancy: 4 guests
Pet-free property
Smoke-free property
No parties, events, weddings, receptions, or commercial gatherings
Payment and Cancellation
PAYMENT
Payment schedules and accepted payment methods are displayed during the booking process.
Reservations may require either full payment or a deposit at the time of booking, with any remaining balance due before arrival.
Failure to complete payment by the required date may result in cancellation of the reservation.
CANCELLATION POLICY
All cancellations are governed by the Maison Murphys Cancellation Policy, which forms part of these Terms & Conditions.
Please review the Cancellation Policy before confirming your reservation.
SECURITY DEPOSIT
Maison Murphys reserves the right to authorize or collect a security deposit before arrival.
A security deposit may be used to cover:
Damage beyond normal wear and tear
Missing items
Excessive cleaning
Material violations of these Terms or the House Rules
Unauthorized guests or events
Any unused portion will be returned following inspection of the property.
During Your Stay
OCCUPANCY
Only registered guests included in the reservation may stay overnight.
The maximum occupancy is six (6) guests unless prior written approval has been granted.
Unauthorized occupancy may result in immediate termination of the reservation without refund where permitted by law.
ANIMALS
Maison Murphys is a pet-free property.
If you intend to travel with a service animal or other animal protected under applicable law, please let us know before submitting your reservation request. Advance notice allows us to discuss the property's suitability and any applicable accommodations.
Reservations made without disclosing the presence of an animal may be declined or cancelled prior to check-in where permitted by law.
Bringing an undeclared pet onto the property constitutes a violation of these Terms & Conditions and may result in denial of occupancy, cancellation of the reservation, and applicable cleaning or damage charges where permitted by law.
CHECK-IN AND CHECK-OUT
Check-in begins at 4:00 PM, and check-out is by 11:00 AM, unless otherwise agreed in writing.
Early check-in and late check-out may be available upon request but cannot be guaranteed.
Failure to vacate the property by the scheduled check-out time may result in additional charges.
GUEST RESPONSIBILITIES
Guests agree to:
Respect the property and its furnishings.
Leave the home in substantially the same condition in which it was received.
Report any damage or maintenance concerns promptly.
Respect neighbors by observing quiet hours and local regulations.
Comply with all House Rules.
Guests are responsible for supervising children at all times.
The Booking Guest is financially responsible for any damage caused by members of their party or invited visitors.
Failure to comply with these Terms or House Rules may result in termination of the reservation without refund where necessary to protect the property, neighbors, or future guests.
LOST & FOUND
Items left behind after departure will be held for up to 14 days.
Shipping and handling costs are the responsibility of the guest.
Maison Murphys is not responsible for items left on the property after checkout.
The Property
PROPERTY CONDITION & AMENITIES
Every reasonable effort is made to ensure that the home's amenities are available and functioning properly.
Occasionally, maintenance or unexpected repairs may temporarily affect certain amenities. Temporary interruptions do not automatically entitle guests to refunds.
Maison Murphys reserves the right to repair, replace, or temporarily remove amenities when necessary for maintenance or safety.
MAINTENANCE & PROPERTY ACCESS
From time to time, emergency repairs, essential maintenance, or safety inspections may require access to the property during a guest's stay.
Whenever practical, reasonable notice will be provided.
Immediate access may be required in emergencies or where necessary to protect the property, neighboring properties, or the safety of occupants.
SECURITY & EXTERIOR CAMERAS
Exterior security cameras monitor entrances and the driveway for safety, security, property protection, and verification of compliance with occupancy limits and these Terms.
No cameras or recording devices are installed inside the home or in any area where guests have a reasonable expectation of privacy.
NOISE MONITORING
Maison Murphys uses a privacy-safe indoor noise monitoring device that measures sound levels and, where applicable, environmental indicators related to smoking.
The device does not record conversations or capture audio or video.
It is used solely to help protect the property, ensure compliance with occupancy limits and quiet hours, and maintain a peaceful environment for our neighbors.
Legal
FORCE MAJEURE
Maison Murphys is not liable for events beyond its reasonable control, including wildfires, severe weather, floods, earthquakes, utility outages, government restrictions, public health emergencies, road closures, or labor disputes.
Where appropriate, refunds or credits will be considered in accordance with the Cancellation Policy and applicable law.
LIMITATION OF LIABILITY
Guests acknowledge that use of the property and its amenities is at their own risk.
Maison Murphys, its owners, managers, and representatives shall not be liable for personal injury, illness, loss of personal property, theft, vehicle damage, or accidents except where liability cannot be excluded under applicable law.
Guests are encouraged to obtain travel insurance.
ILLEGAL ACTIVITY
Illegal activity of any kind is strictly prohibited and may result in immediate termination of the reservation without refund and notification of law enforcement where appropriate.
COMPLIANCE WITH LAWS
Guests agree to comply with all applicable federal, state, county, and local laws throughout their stay.
RIGHT TO REFUSE OR TERMINATE OCCUPANCY
Maison Murphys reserves the right, where permitted by law, to decline, cancel, refuse, or terminate a reservation if false information is provided, occupancy limits are exceeded, illegal activity occurs, House Rules are materially violated, the property is intentionally damaged, or guest behavior creates a safety risk or unreasonable disturbance to neighbors.
Termination under these circumstances may occur without refund.
PRIVACY
Personal information is handled in accordance with the Maison Murphys Privacy Policy.
COMMERCIAL PHOTOGRAPHY OR FILMING
Commercial photography, videography, filming, workshops, styled shoots, content production, and similar commercial activities are not permitted without prior written approval.
GOVERNING LAW
These Terms are governed by the laws of the State of California.
Any dispute arising from a reservation shall be subject to the jurisdiction of the courts of California.
ACCEPTANCE
By submitting a reservation request and, if approved, completing a reservation, the Booking Guest acknowledges that they have read and agreed to these Booking Terms & Conditions, the Cancellation Policy, House Rules, Safety & Property Guide, and Privacy Policy.
Together, these documents constitute the complete agreement governing the reservation and occupancy of Maison Murphys.
